Automated valuations

An automated model that prices a property, or a whole portfolio, without anyone doing it by hand.

Built in layers

Several models work together and check each other's numbers, tuned to the kind of property and the data available.

An ensemble of models

Kept current

New source data comes in and the model updates on a rolling basis, so pricing tracks the market as it moves.

Rebuilt and released monthly

Down to street level, and below

Two flats in the same postcode can carry very different valuations. Floor, aspect, and condition all factor in.

Repeat sales, lease & plot data

Shows its working

Every valuation comes with a confidence score and a plain explanation of how it was reached, not just a number.

Confidence, range & comparables

Every address sits inside a full spatial graph, not just a postcode: roads, green space, transport links, and flood risk, all mapped around it.

7.3Mroad elements mapped
521,000+green space markers
363,000+transport access nodes
741,000flood-risk polygons

Every valuation can also be pulled as a formatted report, for a property or a whole portfolio, the moment you ask for it. Each monthly release is validated against more than 400,000 unseen transactions and has to clear a set of economic-coherence checks before it ever reaches the API.

Research

Automatic, neighbourhood-level research that tracks how local markets are actually trading, built the same way every time.

Local authority coverage

The research is built around local authority districts, so every area has a consistent baseline to compare against.

Complete local-authority coverage

Down to neighbourhood level

Each district is broken down into smaller neighbourhood areas, so a report shows how one area differs from the next.

LSOA-level neighbourhood detail

Trading & liquidity

How much property in an area is actually changing hands, and how quickly, against what's currently listed for sale.

Time on market tracked

Supply

What's coming onto the market and how stock levels are moving, tracked alongside the pricing in the same area.

New listings tracked

Market data

The live, modelled feeds behind the valuations and the research are available to subscribe to on their own.

Yield & rental growth forecasts

Forward-looking yield and rental growth by area, built from a model rather than a handful of recent comparables.

Forward-looking, not historic

Mortgage & rate curves

Simulated SVR and fixed-rate mortgage curves, modelled against current lending conditions across the market.

Fixed & variable

Bank of England & macro data

Base rate, swap curves, and the wider economic indicators that actually move property pricing, tracked in real time.

Base rate & swap curves

Price momentum & volatility

Where pricing in an area is accelerating or cooling, scored so you don't have to read it off a chart yourself.

Direction & pace

Built from HM Land Registry, Ordnance Survey, the national EPC register, ONS geography, and other authoritative public sources, not scraped listings.

Bespoke & consulting

For anything that needs a person instead of a template, our team runs the model directly and builds the report by hand.

  • Portfolio due diligence ahead of an acquisition
  • Development appraisals for a scheme that hasn't been built yet
  • Expert reports for valuation disputes
  • Anything else that needs a person to review and sign off

Talk to us directly

Tell us what you're working on and we'll tell you how we'd approach it: hello@valtaic.io.

How it's built

Valuations, reports, data, and portfolios run through the same model layer everywhere, whether that's the workspace or the API.

  • Self-serve API keys, no sales call needed to start integrating
  • Single, batch, quick-estimate, and full property-report valuation modes, all from one endpoint family
  • REST endpoints for anything that returns instantly, webhooks for anything that doesn't
  • Usage-based access alongside subscription plans, for teams building on the platform rather than just logging into it
  • Documentation from day one, written alongside the API instead of after it
